A new home development is touted as a blend of nature and modern living in a picturesque Hamilton community amid the Niagara Escarpment.

Homes are under $2 million, starting from $1,799,900. Some of the detached, freehold homes for Wildan Estates II will be ready to move into as early as fall 2024 in Flamborough. The rest of the residences will be ready by 2026.
“Each of the 20 homes have architecturally distinct exteriors to ensure that no two homes are alike,” said Robert Cekan, broker at Ambitious Realty Advisors Inc. brokerage, in a statement to inthehammer.com. “Wildan Estates II offers luxury homes that fit within the existing community, with each lot on half an acre of land or more.”

The builder NuLeef Arch.Tec touts its focus on detail, energy efficiency and building science.

In a brochure, the development with 20 lots is advertised as beautifully crafted homes with a close-knit community, offering “a harmonious balance between serene countryside and urban convenience.”

Wildan Estates II is a short drive from Burlington and the Toronto area.

The development offers various types of homes. For instance, 5 Weyburn Way on lot 2 is a two-storey residence measuring 2,277 square feet. It has an unfinished basement at 1,064 feet. On lot 3, 9 Weyburn Way is a bungaloft at 2,780 square feet. Its unfinished basement is 1,976 square feet. There’s also custom kitchen cabinetry, a dishwasher, stove, fridge, washer and dryer, among other features. The unfinished basements can be used as in-law suites or rentals.

There is property with a partially finished basement. On lot 6, 21 Weyburn Way is a bungalow measuring 1,615 square feet. The partially finished basement is 480 square feet and the unfinished one is 1,135 square feet.

The Wildan Estates II residences are billed as having quality construction. They have ceilings rising to nine feet on the main floor and eight feet on the second floor. Engineered subfloors are moisture resistant, high density and constructed to prevent squeaks. Another example is exterior walls sheathed with a R5 insulation panel system to reduce heating costs, and wall insulation “far in excess” of Ontario Building Code requirements, according to the developer.

Exterior finishes are described as “architecturally distinctive” made up of brick, stone, vinyl shake, PVC detailing and maintenance-free horizontal vinyl siding. Luxurious bathrooms include white china pedestal sinks in powder rooms, a soaker tub and efficient water saver taps, showerheads and toilets. Gourmet kitchens have custom cabinetry, pantries or walk-in pantries, and kitchen and breakfast areas about 12 foot by 24 foot with imported ceramic tiles.

The Hamilton community of Flamborough boasts parks and trails along with amenities and entertainment. Elementary and high schools are less than 20 minutes drive away, with a few schools much closer. An equestrian centre, golf clubs, the Flamboro Speedway race track and the Carlisle Medical Centre, a family medical practice, are also examples of nearby amenities. The community has conservation areas, Emerald Lake trailer resort and water park, and Tew Falls no more than 15 minutes away.
